A member "residence" is a physical structure on the community premises in which the member resides either permanently or temporarily. A residential "sphere of influence" is the land immediately surrounding the residence.

Ownership

A member may own their residence but not the land it sits on.

State and Local Regulations

The residence must comply with the state, county and/or local regulations for "tiny houses".

Square Footage

A residence may have a footprint on the land no larger than [to be determined] square feet.

Electricity

Electricity will be available on the land, but you are responsible for the cost and effort to connect your residence to it. You are responsible for paying your own electric bill. You may provide your own electricity solution ie. solar if you choose.

Sewage

A community leach field will be available, but you are responsible for the cost and effort required to connect your residence to the leach field.

Water

At the moment, each member uses a rain water catchment system to provide water to their residence. In the future we hope to have a community well, but in the meantime you must provide for your own water. You may, however, share water catchment tanks, filters, pumps etc. with your neighbor(s).

Internet

In the future we hope to have a community-wide internet solution, but at present you must provide for your own internet service.

Maintenance

Ultimately, you are responsible for the maintenance and upkeep of your own residence and residential sphere of influence. The maintenance or land teams may be able to help but it is important to understand that if no one is available, the buck stops with you.

Aesthetics

While "aesthetics" is a subjective topic, we do expect you to keep the area surrounding your residence neat and clean. This means that items around your residence that are not in operational service or are not serving a practical function are highly discouraged.

Sphere of Influence

The sphere of influence around a residence shall extend up to [to be determined] feet beyond the physical structure. Within this sphere of influence, the resident may perform landscaping, gardening or any other reasonable activity as long as it upholds the community's Vision and Values. Disagreements arising from activities within this sphere of influence shall be handled in accordance with the community guidelines for resolving conflicts.

Land or Infrastructure Improvements

If you improve the landscaping in your residential sphere of influence or upgrade the infrastructure by, for example installing an electric meter, you may be elegible for renumeration should you decide to leave the community at some point. In order to be elegible, you must provide the community treasurer or bookeeper with a list of the improvements you made and all applicable invoices, recepits and any other documentation the treasurer or bookeeper requests. Each recepit must have the date on which the payment was made. For each receipt a process of depreciation or amortization begins from the date on the reciept. This means that the longer you stay with the community, the less renumeration you will receive when you leave.
